These are NOT Short Sales.That is the latest from the Census bureau. Among the 10 fastest growing cities with a population over 100,000. From July 2006 to July 2007 Gilbert ( 8th place ) had a population increase of 5.8% or 11, 308 new Gilbertine's. That`s about 31 new residents a day.
Unified school district 41, is in my opinion, the biggest reason, and affordable housing. Here are my top three picks for single family 4 bedroom, 2 bath Gilbert school district 41. All Bank Owned. With an FHA program 30 year fixed rate these baby's will cost you about $1650 per month with about 8K cash down. That includes Principle, taxes, interest, insurance. That`s about $300 more a month than the average rent. You can at least write off the extra $4,200. They are good deals that make sense. Working an FHA with Bank Owned property`s is like getting a cow to climb stairs, ( Very long story ) it can be done. It just takes a lot of work. Here you go....

Leave a comment »Phoenix Real Estate Prices adds Live Video feed.Live video feed to help with relocation's, or just communicate better with clients.Communication is critical in Real Estate. I have been very fortunate to deal with high end, qualified, educated consumers. The downfall to that is they really do not like to have there time wasted. It has only happened twice to me. I walk a client into a home and in less than 5 seconds, I get a cold " NO, This is not for us...do you have anything else?" That is why I preview 99% of the homes before I bring the buyer. OK, back to communication. I found this very cool, user friendly website LIVEVIDEO. It allows me to interact with clients in a real time video feed. Actually several clients at one time. Audio is a challenge because you need to wear headphones. This is just another form of communication, finding out exactly what the buyer wants. It is the same as talking to a client on the phone, and saying I will email you the listing. With this system I can pull up pictures, maps, Power points, and discuss what works for them in real time. It can be public or private, with the flick of a switch. I would really like to use a dedicated blog to a specific client to work like www.AZRealEstateReview.com which I started out using for a client in Seattle. With a dedicated blog, you have all the info and homes discussed in one place. As it turns out my client and I have been using Email. Maybe I am not doing it right? Oh well just another day in cyberspace. Adobe also has a version of this, which is super cool, and allows, easier use of pictures, charts, extra, however it cost a lot of dead presidents, and this is FREE. Leave a comment »Lender Owned Estate in Gilbert, less than $100 per square footGreat price on a Bank Owned Home, Gilbert AZ, Lender Owned, REO, Real estate for saleOK I really feel that we are only half way through the Ice berg. By looking at all of the Short sales in the Gilbert market, and knowing that 90% of short sales become bank owned. We`ve got a lot more REO`s on the way. Once in awhile I will find a great deal on a great home. This beauty is a custom home, coming in at 5,410 Square feet. Built 2001, 4 bedroom 4 bath 4 car garage, Living room, Family room, dining room, the list goes on. Oasis Pool, all of this on a 15,000 plus square foot lot. In beautiful Gilbert AZ, School District 41, no HOA. The previous owner of this Lender Owned property, paid just under 1 Million dollars, at about the height of the hype. Stu & Mike Troyan have this home listed for $533, 000. This is a great deal. It is a short movie. I had to re take it over and over. I was distracted. Some crack pot escaped from the nut house, and was walking around the house trying to justify a low ball offer of $300K, luckily I charged my stun gun.

2 comments »Gilbert AZ is Fresh & EasyHey, if you are gonna live here...... You`ve got to eat!I can not get enough of Fresh & Easy Grocery Stores. Since they hit the valley three months ago, I must be in one their stores everyday. By the looks of the increasing crowd, these guys are a success. I would say on average I spend about $16. a day on dinner. Dinner is always a big question in my house, and now that my three children have their own cell phones, I start receiving calls about 3pm. Were out of this, we need that, and don`t forget dinner. My kids will eat just about anything as long as Mom hasn`t tried to cooked it. She`s cute and all, but the girl can`t cook. It has been 19 years, she can`t cook! The very best thing about Fresh & Easy is that they discount their meat 50% on the seventh day of it`s shelf life, Seven days is nothing, all the other stores have their meat out for a minimum of twelve days. Honestly I have never paid full price, and never had a bad meal, ( Mr. Picky )Fresh Yellow fin tuna, NY Strip, Fillet, all half off. Their Chicken is incredible. It`s all Organic, no hormones. Same goes for their produce and baked goods. Make your way into one of these stores, you`ll never go back.
