Phoenix Real Estate Prices adds Live Video feed.

Live video feed to help with relocation's, or just communicate better with clients.

Communication is critical in Real Estate. I have been very fortunate to deal with high end, qualified,  educated consumers. The downfall to that is they really do not like to have there time wasted. It has only happened twice to me. I walk a client into a home and in less than 5 seconds, I get a cold " NO, This is not for us...do you have anything else?" That is why I preview 99% of the homes before I bring the buyer. OK, back to communication. I found this very cool, user friendly website LIVEVIDEO. It allows me to interact with clients in a real time video feed. Actually several clients at one time. Audio is a challenge because you need to wear headphones. This is just another form of communication, finding out exactly what the buyer wants. It is the same as talking to a client on the phone, and saying I will email you the listing. With this system I can pull up pictures, maps, Power points, and discuss what works for them in real time. It can be public or private, with the flick of a switch.

I would really like to use a dedicated blog to a specific client  to work like www.AZRealEstateReview.com which I started out using for a client in Seattle.  With a dedicated blog, you have all the info and homes discussed in one place. As it turns out my client and I have been using Email. Maybe I am not doing it right?

Maybe it will work? Maybe it wont? just another service. Why I think It will work, is that I have a client that is in the Midwest, and the wife travels 75% of the time for work. Now we can all connect at one time, in one place.

Adobe also has a version of this, which is super cool, and allows, easier use of pictures, charts, extra, however it cost a lot of dead presidents, and this is FREE. To make this even easier, you can open a second window on Flicker, and review pictures of homes.

Previewing homes not for just out of state clients anymore

Pictures tell a thousand words. In real estate they tell ten thousand words. If you are relocating they tell a million words. Currently I have three active buyers that are out of state, with an additional five buyer in state. Of course every Realtor can do a Multiple list search for a property that meets their clients needs. All of my clients receive an email list of all the current listing which meet their requirements. The list is updated whenever there is a price change, or a new home for sale. What happens after the prospective buyer places that property in their favorites. They are out of town, and are not planning on coming back for a few weeks. Well for my out of town clients I preview all of the property's they are interested in. I send an email with my comments, and a link to the photographs which I upload to Picasa. I have this awesome camera, which holds up to an hour of movies, over one thousand photos, and a rechargeable three hour battery.

Out of town clients have very limited time so I will preview the home and send email the photos. This is a big service to them, It is even a bigger service to me. I don`t want to take a buyer into a home which they are not interested in. Yes it takes time and gas, however the positive feedback I get from My clients is worth the effort.

"We really appreciate your hard work"

After each email I would get a real nice thank you. A different Thank you. Not a Hey...Thanks, but a Thank you so much.

So I began previewing homes for my local clients. It save so much time. It doesn`t bother me as much when I pull up in front of a home, which is under power wires, backs to a busy street, and is in a flight path. As long as my clients aren`t standing there with me.

Welcome to my Phoenix Real Estate Blog

My name is Patrick Mahony, I have been practicing Real Estate in Phoenix Arizona since the beginning of 2006. Wow, what a crummy time to start a Real Estate career. In my previous life I spent 17 years as a commodity trader at the Chicago Mercantile Exchange. The open outcry business changed dramatically after the debut of the electronic trading platform. I came home on a Monday and asked my Wife of 18 years if she would like to move to a warmer climate. To this day I can not believe that I lived in those Chicago winters. By Friday my Wife Daragh had chosen a Town called Gilbert, in the Sunny state of Arizona. The reason we moved to where we still live today was the schools. Gilbert Unified School district 41. In my opinion the best school district ever. In the greatest City ever.

So why did I choose Real Estate. It started with wanting to flip houses. You remember flipping houses. Buy a home for 100K, paint it and sell it for 150K. Free money. Well, luckily after my previous experience as a trader, I knew we were in for a correction, and that there is no such thing as free money. Although In my wildest dreams I did not think it would be this big of a correction. I decided before I was going to risk a dime, I would learn everything I needed to know about Real Estate in Arizona. The price of land. School systems. Future plans of development, water supply, and local Government. A host of other details I won`t bore you with. During this time there was a loud cracking noise, and people started talking about foreclosures. The rest is history.

Here is what I practice as a Realtor. Treat people as you want to be treated. Answer the phone, respond to emails. No pressure, honest opinion. Work hard, and work smart. I really enjoy my Career. I am building a long term Brokerage. Maybe my wonderful children will take it over some day. Probably not. I have been blessed. My three children, Phelan 15, Peyton 11, Quinn 10, are incredible kids, destine for greatness. My Phelan has just completed her freshmen year at an elite college prep school. A Smart and beautiful take charge, no fear women. My Peyton.... When Peyton was 3 it was determined by doctors that she had a photographic memory. Needless to say she gets straight A`s and doesn`t study, which really bothers big sister. It is amazing what she can recall. Then there is the mighty Quinn. Quinn is living the childhood of Clark Kent and Babe Ruth. When it come to grades he competes directly with the Sisters, and must win.

 

What do I like best about being a Realtor. Web 2.0, Social Media. This career would really be boring if it weren`t for the Internet. Web 2.0 allows me to do so much more. Video`s, Digital Photos, Maps, networking, and continued education. the technology allows me to chart the trends in short sale, foreclosures, and Re sale homes. Finding your dream home? That`s a tough one. My dream home cost me ten cents on the dollar. In our current market we have a ton of Bank owned, Lender Owned, REO, whatever you want to call them property`s. There is a lot of risk in buying a bank owned property. Most of them are in poor condition, however once in a while there is a lender Owned home that is a great investment. The key is be ready to go with all your inspections, and close fast, or walk away before your 10 day addendum is up.

You would not get married on the first date. All of my Buyer broker & Listing contracts have a clause stating that...As long as escrow has not been opened, the client reserves the right to cancel ( Fire Me ) at any time.
